Q: What kind of land do you have available?

A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different investors want different things. We’ll let you know what is available with each property.

Q: Why are the properties discounted so much on this site?  Wouldn’t you just keep the best deals for yourself?

A: You’ll find land investment properties on this site are discounted around 30% to 75% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Great question! Most of the land investments you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Q: Are you an agent that lists land for sale?

A: Another great question. No, we are not agents. We buy land and sell land.

Q: Can I use bank financing to buy these properties?

A: We work with investors who buy in many different ways. However, we tend to work with people who can close quickly, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers.  If you need financing to buy a property you see on our site, contact us today because we have land owner financing available on some of our properties.

Q: I see that I can use seller financing or pay in cash. How do I qualify for financing?

A: You don’t need to qualify for seller financing (owner financing). We do not look at your credit score at all. Whilst you know you should never buy anything you cannot afford, if you know you can afford it over several years then  get in touch. The deed will transfer to your name approx. 2-4 weeks after you make your final payment. If you choose to pay cash, the deed will be transferred to you approx. 2-4 weeks after you’ve paid in full. (2-4 weeks is usually the time it takes the county to record you as the new owner)

Once your down payment clears, we’ll send out your entire paperwork package via email. Once you sign the documents digitally, we will set you up on automatic payments. Once you make your final payment on the property, we’ll issue you your Deed. At that point you own it free and clear.

If you choose the pay cash instead, once we receive payment, we email you the document to sign, send it to the county. The whole process usually takes about 2-4 weeks, and most of that is the time it takes for the county to process the paperwork.

Like with any property, if you fail to make payments, it is possible you will lose the property.

Q: Is there any penalty for paying off a property early?

A: No. You can pay off your property at any time with no pre-payment penalty whatsoever. Just call us at any time and we will confirm your pay-off amount.

Q: How long can I finance the property? How low can I expect my monthly payment to be?

A: We are reasonably flexible regarding the length of the time to pay-off. It is usually 3-8 years. If you have a proposal, get in touch and we will consider it.

Q: I want to visit the land but not able to find the address?

A: Many states don’t assign a street address to vacant land. You can enter the Latitude/Longitude measurements on our website (known as the GPS coordinates) for the property and it should be very easy to find the exact property location.

Q: How do I make an offer on a property?

A: Simple, head over to our Contact Us page and send us an email or give us a call. We take offers first come first serve… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

Q: How often do you add new investment land in to the site and VIP Buyers List?

A: We’re always sourcing new investment land… and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.

Q: Do you charge any fees to buy or sell?

A: We don’t charge home owners any fees to help them find a solution.  We purchase properties at win-win price.  When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price. A win-win for all.
